Online public records does not show the attic as gla.
A requirement is that attic.
The below grade finished square footage of a house is the sum of finished areas on levels that are wholly or partly below grade.
My question is i know it will not be considered part of the gla but should the appraiser give it at least some value.
Interior stairways hallways storage rooms and laundry rooms are part of the gba.
Second it may cause the total gla to exceed the amount of living space allowed by that city for that lot size.
The rooms have their own heat and air covered by the same roof.

The fannie mae selling guide does not specifically identify any requirements for inclusion of finished attic spaces or ceiling heights.
The main level is 1150 sf.
The finish and the quality of the attic is the same as the main level.
The main difference between gla and gba is that below grade living space is included in the gba.
First it wasn t engineered to carry the load that a normal living space floor carries.
It does have a door from my daughter s bedroom that we use as storage.
This is a huge difference that i learned the hard way.
I have an unfinished space above my garage that i always thought was an attic.
However renovated areas or additions may not be of gla due to the lack of a foundation.
Similar to below grade rooms this space is given value in part of the appraisal other than gla.
Fannie mae and ansi are both consistent with this definition.
The attic measures about 1100 sf.
I have a single story house it has 5 bedrooms 4 bath 3 rooms and 2 baths are separated by a breezeway the appraiser said the 3 rooms are not part of the gla.
If a room which meets guideline 5 and should be included in gla has a sloping ceiling the appraiser should consider the 5 foot height rule for calculating livable space.
I wouldn t put a water bed up there.
In addition there is a regular staircase leading up to the attic.
Gla and attic space though some homeowners don t use their attics as living space appraisers can factor these sections into gla.
There is also a permanent heating source.
I m a home owner that recently had an appraisal done.
The erc guideline also states.
I don t see how a finished attic can be included in gla unless there are permits.
The interior needs insulation sheet rock tape and textured also needs flooring.
